Changes to the Zoning Bylaw for this location are required before a permit can be issued. This means that they submit an application that is reviewed by city planners and other agencies plus city council before anything can be built.

Owner 2439675 Ontario Inc. is proposing the development of a new multi-building mixed-use residential and commercial development consisting of four 25 storey towers situated atop a shared podium. The podium proposes to contain commercial and office uses, convertible (live-work) units and residential units.

Zoning bylaw changes requested include:

  • permitting residential uses on the lands zoned as commercial C5-81
  • establish performance standards for mixed-use buildings on the lands zoned C5-81 (the proposed performance standards are the same as those that apply to the C1-81 zone)
  • permit a change to existing parking rates allowing:
    • for residential: 0.9 spaces per unit where a minimum of 1.0 space is required
    • for visitor: 0.1 spaces per unit as required in the C1 zone
    • for non-residential space: 2.7 spaces per 100 square metres of building floor area where the C1 zone requires 3.2 spaces per 100 square metres of building floor area and the C5 zone requires 3.25 spaces per 100 square metres of building floor area
