Application to amend zoning for 329 and 331 Spruce St (Z-24-10)

Changes to the Zoning Bylaw for this location are required prior to permit issuance. The proposed application must be reviewed by city planners, other agencies, and City Council prior to anything being built.

1000123305 Ontario Inc is proposing to build a nine storey multi-unit apartment building containing sixty-four residential dwelling units with eighty-eight bedrooms for a density of 587.4 bedrooms per net hectare. The proposed development also includes twenty-two parking spaces, and twenty-six bicycle parking spaces with access from Spruce Street.

Zoning bylaw changes requested include:

  • reduce minimum tower separation and interior lot line distance to 6 m from the 11 m distance required for the three storeys above the podium.
  • Removal of the "H" Holding provision from the subject lands.

    Hi kayyy, thank you for your question. That depends on when a Building permit is issued. The applicant must gain Site Plan Approval, and then proceed to the Building Permit application stage. Once a Building permit is issued, the Applicant must commence construction within 6 months on receiving the Permit. A building of this scale would likely take a year or two to construct. So, I am speculating but I would imagine demolition could start this fall/winter with construction starting in earnest in the spring.
