Application to amend zoning for 215 to 229 Lexington Rd
Changes to the Official Plan and the Zoning Bylaw for this location are required before a permit can be issued. This means that they submit an application that is reviewed by city planners and other agencies plus city council before anything can be built.
As part of phase 2 of the project, Hygate Development Corp.is proposing to demolish an existing long term care facility (Pinehaven Nursing Home) and construct two new residential apartment buildings: one 7 stroeys in height (71 units) and one 12 storeys in height (376 units).
Official plan changes requested include:
- allowing an increase in building height from 20 m to 40 m
Zoning bylaw changes requested include:
- reducing the low rise residential setback along the easterly lot line to 9.2 m where 16.65 m is required
- increasing the driveway width to 7.3 m where a maximum width of 7.0 m is allowed
- reducing the landscaped open space to 26% from a required 30%
- reducing parking rates as follows:
- residential parking of 1.0 spaces per unit where at least 1.15 space per unit is required
- visitor parking of 0.05 spaces per unit where at least 0.1 space per unit is required
- assisted living facility (with full kitchen): 0.48 spaces per suite, where 0.7 spaces per suite is required
