Application to amend zoning for 155 University Ave W
Changes to the Zoning Bylaw for this location are required before a permit can be issued. This means that they submit an application that is reviewed by city planners and other agencies plus city council before anything can be built.
The University of Waterloo is proposing to develop a new student residence at 155 University Ave W. The plan includes a pedestrian bridge over the ION light rail transit corridor to connect this residence to another student residence.
Zoning bylaw changes requested include:
- remove the Holding provision (H) which is in place because the land is within 75 metres of a railway right of way
- reduce the side yard setback minimum from 5.0 metres to 0 metres to allow an overhead pedestrian bridge
- reduce the tower setback on the podium from a minimum of 3.0 metres to 0 metres
To remove the Holding provision, studies must show that there is:
- sufficient buffer from railway operations to dissipate rail-oriented emissions, vibrations, and noise
- no adverse impacts to the sensitive uses
- a sufficient safety barrier from railway operations and potential derailments, to the satisfaction of the city and any other authority having jurisdiction
