Changes to the Zoning Bylaw for this location are required before a permit can be issued. This means that they submit an application that is reviewed by city planners and other agencies plus city council before anything can be built.
143 Columbia Street West is proposing construction of three 25 storey residential towers with ground floor commercial space. The proposed development will be comprised of 591 bedrooms (591 dwelling units) and 118 square m of commercial area.
Zoning bylaw changes requested include:
- removing the holding (H) symbol from the subject property zoning
- reducing the minimum required podium height from 10.0 m to 5.5 m
- reduce the minimum rear yard setback 7.5 m to 4.5 m
- reducing the minimum required tower separation distance from an interior lot line from 11.0 m to 8.4 m
- reducing the minimum tower stepback above the podium from 3.0 m to 0.0 m on the east and west sides of the proposed towers
- change bicycling parking space requirements to allow for stacked bicycle parking
- permit geothermal wells
