  • creating a new Specific Provision Area to permit a maximum building height of 10 storeys and a maximum density of 673 bedrooms per hectare.

Zoning bylaw changes requested include:

  • reduce the minimum low rise residential setback to 3 metres for a single storey parking structure, and 11 metres for balance of the building
  • increase the maximum building height to 32 metres
  • increase the maximum density to 673 bedrooms per hectare
  • increase the minimum landscaped open space to 25%
  • exemption from the podium built-form regulations
  • increase the horizontal tower dimension for portions of building above the 6th storey
  • permit balcony projections
