Introduction

The City of Waterloo’s Development Planning Division is advancing general amendments to the Official Plan 2012 and Zoning bylaw 2018-050. City staff periodically undertake general amendments to the Official Plan and Zoning bylaw in order to keep these land use planning instruments current, provide clarity, and improve efficiencies. The proposed amendments are primarily intended to streamline development approvals for new housing and post-secondary institutions, and to improve clarity and correct errors.

Official Plan amendments under consideration include:

  • an amendment to Special Provision Area 17 (Barrel Yards) to increase the permitted density from 250 units per hectare to 255 units per hectare
  • an amendment to Special Provisions Area 20H (Laurier Stadium) to permit accessory structures to exceed the maximum building height of 10 metres

Zoning bylaw amendments under consideration include:

  • amendments to Site Specific Exemption C82 (Barrel Yards) to increase the maximum density from 250 units per hectare to 255 units per hectare
  • amendments to Site Specific Exemption C177 to establish height and setback regulations for accessory structures, and to permit an air supported structure
  • amendments to the University College (UC) zone and Site Specific Exemption C74 to allow the Private School Use - Deferred
  • establish a Temporary Use Zoning By-law for 475 and 485 King Street North to permit a post-secondary residence in an existing hotel
  • removal of the Holding (H) Symbol, applied in error, from 192 and 200 King Street North
  • creation of a new Site Specific Exemption for 460, 462, and 464 Columbia to reflect previous development approvals
  • general Amendments to correct errors and improve clarity to various definitions and general regulations in the by-law

Additional amendments may be proposed, as identified through the consultation process.
