Application to amend zoning for 6 Regina Street North and 24, 28,34 Erb St East

Changes to the Official Plan and the Zoning Bylaw for this location are required before a permit can be issued. This means that they submit an application that is reviewed by city planners and other agencies plus city council before anything can be built.

VanLegend Regina LP is applying to allow an 18-storey mixed-use building containing a mix of residential, office space, commercial space and parking.

Official plan changes requested include:

  • re-designating a portion of the lands (6 Regina St. N.) from Medium Density-20 metres to High Density-81 m
  • establishing specific provision area policies to limit the maximum building height on different areas of the site as either 4 storeys or 18 storeys

Refer to page 7 of the Planning Justification Report to identify the specific areas and building heights.

Zoning bylaw changes requested include:

  • increasing the maximum density to permit 245 bedrooms from 135 bedrooms
  • limiting building height to 18 storeys in one area of the site and 4 storeys in another area
  • reducing the rear yard setbacks to 0.44 m from 4.5 m
  • reducing the tower separation to 5.67 m from 11 m
  • increasing the horizontal tower dimension to 53.2 m from 40 m
  • permitting the tower stepback above the podium on the Erb St. building façade to be measured excluding balconies instead of including balconies
  • not requiring a common outdoor area
  • reducing the required parking from 187 parking spaces to 122 parking spaces as part of a shared parking system
  • allowing a portion of the structured parking to not be located behind the building floor area along a portion of the Erb Street façade
